Onsite brewing opportunities at future-focused office and coworking developments in Melbourne

Two exciting onsite brewery opportunities are open for expressions of interest with property developer Banco Group.

One of the opportunities is located at The Office Project in Abbotsford; the other at a yet to be announced development in Kew.

The Office Project is a future-focused office building that incorporates coworking spaces underway in Abbotsford, just two kilometres north-east of the Melbourne CBD. It aims to meet the needs of a modern, post-COVID workforce with flexible spaces and options for being social, active, innovative and collaborative.

An onsite brewery will be located on the ground floor of the sustainability-focused building, alongside a café, gym and bike shop and coworking space. Thirty-six contemporary, light-filled office spaces ranging in size from 68-539sqm will be located on the floors above. Activated rooftops with views to the north and east, private terraces and end of trip facilities are also on offer.

“This is a really great opportunity for an established or up and coming brewer to make their mark with a new development,” said Banco Group Director, Mario LoGiudice.

“The brewery will be a truly local venue – open both day and night, serving lunches, dinners and snacks and of course its own craft beer, brewed and bottled onsite.”

The Office Project’s brewery will service the building’s inhabitants, along with a lively local community made up of residents and workers. Investors report being attracted by The Office Project’s location, COVID safe features, and potential for community and connection, and see it as a place where a business and its personnel can settle in, establish connections and grow.

Banco Group are looking to emulate their success at residential and mixed-use urban regeneration project East Brunswick Village, where Bridge Road Brewers have come on board as the restaurant and entertainment precinct’s onsite brewer. The architecturally designed brewery is under construction, and Bridge Road has plans for a pop-up brewery on site while construction takes place.

“We are truly excited to embed ourselves in and embrace the community and culture of Melbourne’s inner north. We’ve been carefully considering a step towards a city venue for over a decade and have finally found a new place that we can’t wait to call home,”said Bridge Road Brewers co-founder, Ben Kraus of the move.

Banco Group is one of Melbourne’s most experienced, socially responsible and environmentally focused property developers. It has been interested in incorporating breweries into its developments for a long time.

“We believe in creating mixed-use spaces where people can meet all of their needs, where local production and consumption can occur, and that invite people to interact and build community in an organic way,” said Mr LoGiudice.

Banco’s strategy is part of a growing trend ofmajor developers investing in breweriesas part of their hospitality, retail and residential offerings.

The Office Project will be located on the corner of Thompson and Nelson Streets in historic Abbotsford, near the Carlton United Breweries (CUB) Building, which has been a local landmark since 1904.

The Office Project is a joint venture between Bernardi Property Group and Banco Group and is due for completion in Qt 2 2023.
