A major new development in Melbourne – East Brunswick Village – is seeking a brewery partner to join its lifestyle precinct.
Property development company Banco Group is undertaking the environmentally sustainable urban project at Bluestone Way, which its expects to complete by 2022.
Director at the Banco Group, Mario LoGiudice, said that the microbrewery would be part of a larger restaurant and lifestyle precinct.
“We’ve been interested in incorporating a brewery into one of our developments for a long time, but this is our first one,” he explained.
“EBV is the perfect location for it – located in the heart of Melbourne’s thriving inner north, it’s home to residents and a wider community with an interest in small scale local production, in knowing who is making the foods and beverages they’re consuming, and in growing a self-sustaining community.”
It is part of a growing trend of major developers investing in breweries as part of their hospitality, retail and residential offerings.
EBV has a focus on community and environmental sustainability, and as part of this commitment Banco Group aims to produce as much as possible at the development itself.
“The microbrewery will be a truly local venue – open both day and night, serving lunches, dinners and snacks and of course its own craft beer, brewed and bottled onsite,” Mr LoGiudice said.
“We are building a community where everything is not just available on site to residents and the local community but being produced on site too.
“We have an apiary, vegetable and herb gardens, an artisan bakery…cafes and a retail district are already open and trading as they’re able to in the current environment, and in addition to the brewery, there will be restaurants at Bluestone Way.”
Mr LoGiudice said the development would be ideal for a local community brewery, located only 6 kilometres from Melbourne CBD.
“It’s a thriving modern community where sustainable development, urban living and home comfort take precedence.”
The development itself will include dozens of houses, a market-style Coles supermarket, artisan bakery, pharmacy, fitness centre, yoga studio, organic health spa, bike repair store, cafes, and a ‘restaurant alley’ of which the brewery will be apart.
As an indication of the potential customer base for an on-site brewery, EBV has already welcomed buyers who are in the 25-53 year old age bracket as well as first-time homebuyers, young professionals, academics and downsizers.
“Bluestone Way is our latest address, and we’re really excited about it. Over the past few months we’ve rethought our offering in response to the new normal, and really increased our focus on wellness,” LoGiudice said.
“We’re seeing more interest in this kind of thing among future-focused developers, and we certainly think that nourishing local artists and makers – including craft beer makers – is a worthwhile investment.”
